Annapolis Harbor #1

Only with You

Hadley
First I turned down a marriage proposal, then I moved to Annapolis to open a law firm. I thought my world couldn't change any more...

Until Cade stepped into my office, smelling of sawdust with his company’s T-shirt stretched taut over his chest and biceps. Everything about him was sexy-as-sin and completely off-limits.

But I can’t risk the business I sunk my savings into by dating a client, and he won’t risk his heart.

The more we spend time together, the more I want him. Even if a relationship between us was possible, how can he give me all of him?

Cade
After my wife died, I swore off dating. I threw myself into my charity instead. It was easy at first, but I can't ignore my attraction anymore.

Hadley comes from a wealthy family that operates with manipulation, lies, and deceit. I don’t fit into her world, but the closer we get, the more I wanted to show her how things could be different.

I never thought I’d meet someone who gave me hope for a future. One full of possibilities, love, and maybe even marriage and kids.

But how can I promise her forever when I know love doesn’t last?

MAN, am I glad I found this author. I just loved this story guys! The story is emotional but not angsty because of it. Some of the circumstances carry some emotional weight to them so depending on the individual reader, they might affect one more than others. It’s a hopeful story of moving forward, finding love and living life, taking chances and just going for it!

Hadley and Cade were written perfectly for one another and I just fell in love with the town immediately! Cade is the carrier of the emotional weight of the story, but Hadley does bring a bit of drama to the story also. They complimented each other so well and the story unfolded beautifully! They had chemistry and spark from the moment they hit the page! I can’t wait to read from Annapolis Harbor!!

Lea Coll was new to me.

I signed up to review because the blurb got to me. It gave me some "The Air He Breathes by Brittainy Cherry" vibes, and that book was one of my all time faves.

Cade was dealing with the loss of his wife... Hadley was dealing with the pressures of society imposed by her Dad and subsequently, also dealing with the loss of her mother.

I loved the story. It was heartbreaking and heartwarming at the same time.

Both lead characters have broken parts inside of them, and these broken parts were somehow what made them perfect for each other.

For the fans of JL Berg, Melanie Harlow and Corinne Michaels, this is the book to pick up next!

What an emotional read. If I have learned anything by reading Lea Coll she like to give all your emotions a work out.
The emotions in this story were balanced but boy did I feel them all. I absolutely have a book hang over from reading this story, it was that good.
Hadley is such a strong character. I worried at first that she was going to come off as being meek and easily swayed to the demand of those around her but a public engagement by a guy who was not even her boyfriend of three months flipped a switch for her. Hadley realized that in order to be happy she had to stand on her own two feet. She had to get out from underneath her father’s control and demands. She had tried so hard to earn her father’s love she had forgotten she deserved his love with out conditions.
Cade is such a hard nut to crack. He is just coming out from under the blanket of heavy grief. He is just figuring out how to be present in his life now and stop missing his first love. An impulsive decision to stop at a new law firm and start to bring order to his businesses seems to be the catalyst he needs to reenter into the world of now.
This story was so good. The deep emotions you feel just help you relate to the characters and bring the storyline forward. I really like the “little brothers” in this story. (they are both really adults). The seem to help tether the emotions between Cade and Hadley so that they don’t ruin a good thing. This was a 5/5 read for me. I am so love these strong emotional stories that Lea Coll writes!

Hadley finally gets the gumption to stand up to her father when her boyfriend, whom she'd been dating for only a few months, proposes very publicly, all because it was what her father dictated. So a move to a new place - Annapolis, is just the ticket to starting over. There she'll start a law firm, and she'll meet Cade, the man who will end up becoming her one if both of them can open up to each other, shake off their demons, and move forward.

This is such a heartfelt, emotionally substantial story. I loved both characters, especially Cade, who was finally moving forward after grieving for years. I wanted to hug him when his sadness was so apparent to everyone, especially Hadley, who felt the pull toward him from their very first meeting. Speaking of Hadley...what a strong character! I like how her character grew and developed over the course of the story, and how she finally realized having Cade by her side did not mean she was weak. Altogether a supremely satisfying story with lots of heart.

Cade, a guy who has experienced loss, even after 5 years he couldn’t take the step to move on. Not until Hadley came into his life and make him feel again. But it wasn’t easy for him to just get into a relationship. He wasn’t ready for more, for what he had with his ex-wife, with someone else. He doesn’t think he could. But he couldn’t not discover what he is feeling towards Hadley too

Cade is Hadley's client, she thought once he signed those agreement she would stop her instant attraction over him. She’s trying to get out of the clasp of her father. After losing her mom, she was hoping her father could fill the void their mother had left. But he didn’t and she’s trapped seeking her father’s approval by doing what he wanted her to do. The last straw was when his father’s associate’s son proposed to her for the sake of their business deal. She couldn’t do it. She wanted to be her own person, to find something for herself and figure out who she was without his pressure. That’s why she moved away to start on her own.

Both of them on a journey, for Cade to heal his grief and move on and for Hadley to be her own person. They discovered that they were good for each other. And the connection and chemistry between them was strong.

This is the first book I have read by Lea Coll but it certainly won’t be the last, after reading Only with You I’m struggling to understand why she hasn’t crossed my radar before now. This is book one in the new Annapolis Harbor Series and what a great start, if this book is any indication to go by this is going to be a hit series. I was captivated from the first page and there was no putting down until I had read the final line, I was engrossed in Cade Morrison and Hadley Winters story. This author has a way with words she describes the town of Annapolis Harbor so well that I felt I was there, I felt like I knew this town and it’s residents and that’s a sure sign of a great read. This romance features a couple with some emotional baggage as well as drama in their life’s but this story has the perfect mix of angst and love with characters I adored. I loved how supportive Hadley was and I loved how Cade was honest as he freely admitted he wasn’t in a position for a new love because he was still healing from his last. This is a romance about learning to move on without forgetting the past, it has wonderful characters and a great storyline and I’m really looking forward to book 2.

One of the greatest things about starting an account and working with PR companies is the ability to be introduced to new authors. I decided last month that I need to branch out with new authors. Enter Lea Coll. So glad I received his arc. Because Lea has a new fan.

This book starts off with the push and pull of attraction. Hadley and Cade are attracted to each other but life has them focused on everything but love. Cade a construction worker and karate instructor who’s wife passed away and doesn’t know if he can move on. Hadley an attorney trying to step out of fathers control by starting over in a new town.

Their story unfolds through similarities and common goals. Their emotional journey was a great ride. I enjoyed this read and authors writing style. Excited to read more from this series.
Thank you Valentine PR for the arc.

5 Star Review Only With You (Annapolis Harbor #1) by Lea Coll

Lea Coll is a new author to me and how I have not come across her before I have absolutely no idea. However after reading Only With You I will be seeking out other books when time permits.
If Only With You is any indication then this series is going to be great. From the first chapter to the last I was fully invested in Hadley Winters and Cade Morrison’s story. The writing was strong, descriptive and I could easily see myself in Annapolis Harbor, Maryland.
Hadley is such a strong character who I admire and Cade was swoon worthy, a man grieving for the loss of his wife and the family he would never have. Both have emotional baggage and the family drama that Hadley has to deal with brought drama and some angst to the story line.
This is a story that shows how love can conquer all and I was cheering loudly for Hadley and Cade to get their happily ever after. It was refreshing to read as Cade freely admitted he was still in the healing process and I loved how Hadley supported him. In fact their mutual support of one another really added an additional layer to the story.
I am excited to read more in this series.

What a sweet story. Hadley has always been under the control of her father. So when her boyfriend of three months proposes at a gala she runs. Time for her to take a stand and do things on her own.

Cade has just been going through the motions. Ever since his wife Caroline passed he has put his life on hold. Withdrawing from his family and diving into work. That is until he meets Hadley.

These two lost souls discover each other. These two will embark on a path of healing and finding themselves. Love heals all.

This Brook was a beautiful soul searching book. The characters are strong and have amazing souls. They are caring and kind. Like all of Lea’s books, it gives readers a story that has depth and meaning that truly allows readers to connect with the story. If you love a good story of strength and love, then this book is for you.

This book was so adorable! I loved Hadley and Cade's story, it was the perfect amount of heartbreak, growth, change and love. Cade went through a lot before he met Hadley and I loved how honest he was with her about how his is still healing and it's a continuous process that doesn't go away overnight or because he met Hadley. I loved how much they supported each other even when they didn't need it. I loved their little dates around town and this book really made me want to visit Annapolis!!

I loved Hadley and Colin as siblings and how Only with You shows how two siblings with the same upbringing react and see the situation. After losing their mother and having a controlling father, I loved that we got to see Hadley grow and learn to recognize toxic behavior and stand up for her self. But I also loved how Colin pointed out we don't have to run from everything to change our life as long as we find a way to see the situation from a different view.

OH is this story a heartbreaking but stunning tale of finding your footing and also finding your way in life after such tragedy! Lea Coll delivers a spellbinding story that will leave you breathless with Only with You. Hadley is fighting to find her place after such insanity she left back home. I am floored at everything that poor girl has to endure. When Cade enters her life, he gives her such confidence but also a backbone to move on with her life on her own terms. In return, Hadley gives Cade the passion for life again. For wanting so much more. Their connection is deep from the start but it is so beautiful. How it all flows and plays out. The build through the story was amazing and the little moments make it so much more beautiful.
Overall, I found this story beyond sweet and amazing. It felt real. Like you were watching a movie play out in front of you. The ups and downs, the sizzle and passion, the intense, raw emotions. It has absolutely everything you need for a brilliant story! I highly recommend this one and I am so looking forward to more in this series!

I really enjoyed this story. Hadley had a very controlling father and she moved away to get away from him. She meets Cade right away and is attracted to him. Cade had a sad history and it was taking awhile to get over it. I loved their chemistry and how they both had charities they were invested in. They were both very likeable and I look forward to more stories in this series

Only with you is the first book in the Annapolis Harbor series. I enjoyed this book. Hadley and Cade Both had major baggage. They couldn’t of met at a better time. They both needed each other more than they knew. There was mutual instant attraction. Spending time with each other they slowly found out that they were both stronger then they believed they were. I can’t wait to read the next book in the series.

OMG my heart!!! Hadley & Cade were both dealing with their own emotional baggage yet their pull was so magnetic. This book was raw, emotional, passionate, realistic and just drew me in. Overall, it was amazing & will tug at your heartsrings. Being set in the beautiful town of Annapolis (aka Naptown as the locals call it) was a wonderful bonus. I can't wait to see what's to come in the future for these characters and the series. I highly recommend this book! I voluntarily reviewed an advance reader copy of this book.

Thank you Hidden Gems for the eARC of the book for free. This review is my honest opinion and is strictly voluntary.

This was my first read from the author Lea Coll and it will definitely not be my last! The development of the characters and the storyline draws you in right from the start. The emotions evoked the authors writing was amazing. Hadey and Cade seemed so real. The author was very descriptive in all aspects, the characters, their feelings and their emotional highs and lows.

As Hadley and Cade’s romance story unfolds it portrays their past, present and future and the drama that occurs along the way. It also shows their resilience and ability to move on after a difficult past.

I read this book in one day and can’t wait for the next one from Lea Coll!!!

I really enjoyed Hadley and Cade's story.

I really felt for Cade. His emotions were really all over the place at the beginning. I loved his brother Nolan. He gave such great advice. It was so nice to see Cade finally step out of his comfort zone.

I loved Hadley until it came time to deal with her family. It really bugged me that it took her so long to really see what her father was doing to her. Or when she didn't want Cade to go with her to New Orleans. I really thought she was smarter and stronger but she was being pig headed.

It was still a great book. I couldn't put it down.

What I like the most in Lea’s books is sense of normality when I read any books of her. No one and nothing is over the top, but the characters are amazing, with so much depth. Of course the story is still a fiction, but there is a sense that it could happen to you or anyone else in real world, but probably in a different scale.

One of the things I liked the most in this story was that both Hadley and Cade had to overcome traumatizing situations from their past and for her, her present too, to fully embrace all the possibilities of the future.

She had to deal with her mom’s death when she was younger, protecting her little brother, while her father manipulate and control everything in her life. She “runaway” from New Orleans to Annapolis só she could find herself and try to be finally free from her dad. Btw, I hated hated her dad! In this new town, she becomes partner in a law firm and meet Cade.

Cade is a sweet guy, hard-working man and broken from a past he didn’t recover fully. His wife suddenly died some years ago from cancer and he never got his life back together. He pushed away his friends and family. But when he meet Hadley he slowly recover his joy of life.

They both help each other immensely and within each chapter I could feel their friendship grow to love and the feel of peace and willing to share their life was amazing. Both deserve the best in life and I was pretty happy that they had a safety net of friends to help and love them.

That’s why I’m so happy that this is a series and I will be able to read more about the two other partners and Hadley’s friends Dylan and Avery, as well Cade’s awesome brother Nolan and I super would love to read about Hadley’s brother Colin, but I’m not sure we will have his book, I’m pretty sure it would be an amazing sports romance!

"An aura of sadness clung to him like the smell of sawdust. It never lifted and it never washed off"

This is only my 2nd outing reading a Lea Coll story and I am as impressed this time as I was the first.

This is a beautifully written book of 2nd chances; beating the odds and finding who you are and what your place in the world is. If you like stories by Kaylee Ryan and Kelly Elliott then 'Only With You' will be right up your street. And I am so excited for the 2nd book in the Annapolis Harbor series!

If there were any two people that deserved a HEA its Hadley and Cade. The communication I felt was instant. The storyline was perfect. It was lovely to read a book where the male lead is the venerable one losing his wife and for 5 years just going through the motions — you really connected to what Cade was gong through and you just wanted to tell him it was going to be OK to move on!

For Hadley she is trying to get away from her over powering father and lead a normal life. She is trying to be strong and not be manipulated by her father or be drawn back into that life again. She sees somethings sad and broken in Cade and although the chemistry is strong she wonders if she is really what he needs. For Cade he doesn't but want to be unfaithfully to the memory of his wife but slowly he feels as if he is awakening from a long sleep and it is all because of Hadley.

A really beautiful book and one you will want to read again and again

Lea Coll is a new to me author - this is my second book by her and I am over the moon about what I’ve read so far. “Only With You” is not just a beautiful love story, it’s about overcoming your own personal issues and becoming a better version of yourself for you and for the person you love.

Cade and Hadley have complicated pasts, the baggage each one carries is unique to them but important all the same. Cade is a widower. He lost his young wife and allowed his grief to consume him, leaving him a shadow of the man he used to be. For her part, Hadley has allowed her overbearing father to control and manipulate every aspect of her life to her own detriment. She puts a stop to it and makes life altering changes that lead her to Cade.

These two beautifully damaged people meet and breathe new life and energy into each other making themselves and each other whole again. I absolutely loved every minute of their story and was rooting for them from start to finish. TBR this fantastic book and fall in love with Cade and Hadley just like I did. Trust me, you won’t regret it.

I love Lea Coll and Only with You is SO GOOD! It was a fabulous start to a series and introducing us to this world and characters. It was extremely emotional with both of our main characters a little mentally scarred from their past.

Hadley grew up with an extremely strict father and doing everything to please him and finally on her own while Cade is suffering from his wife dying. The feelings were heartfelt and real and happened extremely organically. While both were struggling, it was nice to see things move at a pace that was just right.

All in all this was a GREAT read and will hit you with all of the feels. The characters are relatable and the story makes sense and it was absolutely beautiful. If you are looking for something like that, then I HIGHLY recommend you checking this out- 4.5 outta 5 from me!

PS: I was lucky to receive a copy of the book from the author to read and review honestly.

When Hadley's boyfriend of three months proposes to her in front of a crowd, she tries to tell him no but he acts like she said yes. That's when Hadley decides that putting distance between them and her overbearing father is the only answer. Little does she realize that when she meets Cade, a widower, that her life will change so much. Cade is still grieving for his wife but doesn't want to have any relationships but will Hadley change his mind? They can give each other the things they each need with support and love. I liked this story and it was easy to read. Hadley and Cade are great characters in this new series. It looks like there are more books coming with her new law partners. I would like to read them, too. I received this book free from Hidden Gems and am leaving my honest review.

Receiving a marriage proposal should be one of the happiest days of your life unless it is a tactic by your father which is more merger than marriage. The only good thing to come out of the experience is that it gave Hadley the insight to realize that she needs to follow her own path and not the path that others want her to take.

Cade’s wife passed away five years ago but when it comes to the pain he feels it seems like it was yesterday. When he needs to retain Hadley as his lawyer, she manages to break through the walls he has built to protect himself but is he ready to let another woman into his life and his heart?

Hadley and Cade take us on an emotional journey as they learn that about the power that love has both to heal and give you hope for the future.

My first book from Lea Coll, and I am happy for taking a chance on a new to me author! Only with You is one of those comfort reads. There is enough angst to keep you in the book, but not so much that you are an emotional mess throughout.

One thing I really enjoyed about the book was the flip flop of character rolls. Typically when I read books about suits, it seems that the men are the ones wearing them. The men are in the high power stressful job, but in Only with You, it's the heroine. The hero, on the other hand, is a widowed business owner living a quiet life. There is instant chemistry between the two that keeps burning through the book. I was smiling long after I had finished.

What a beautiful, heartfelt story. I loved getting lost in Hadley and Cade. This story felt real. It felt true. It felt like my heart was left feeling full from reading this amazing story.

Hadley is from a family with money. But she's trying to make it on her own. Wanting out from her father's control Hadley does just that. When she meets Cade there is chemistry there, no doubt. But Cade gave his heart away. He's not looking for anything. And Hadley isn't even on his radar until she is.

I loved these two. I loved this story. This book was everything I wanted and so much more. Lea does an amazing job of allowing me to get lost in these two amazing characters for a short time. Please check out this book. I promise you will not be disappointed.

This was such a wonderful read! Hadley runs from New Orleans after a surprise proposal from a guy she was dating. She opens a law office with two other attorneys in order to make a new life. Cade owns a martial arts studio next door and becomes one of their first clients. Neither one is looking for a relationship but they can't seem to stay away from each other. Cade and Hadley's story is a slow burn and very realistic in their journey to happiness. It was such a pleasure to read.

Thank you for the privilege of reading this book! Well done ❤️
