A housing cooperative is a legal mechanism for ownership of housing where residents either own individual shares (share capital co-op) or have membership and occupancy rights in a not-for-profit continuing co-operative (non-share capital / group equity co-op). Housing cooperatives are closely related to cohousing.

Because Fraternities and Sororities don't practice "voluntary & open membership," they aren't usually regarded as cooperatives (for example). It is true that while they restrict membership, they are not discriminatory under California and Federal law.
