Never heard of it. 🤨 Multifamily syndications have gained a lot of popularity in recent years as buying and investing in multimillion dollar apartment complexes became accessible to individual investors like you and me, when before it was only institutional money. However many investors mistakenly think a REIT is the same as a syndication. Frankly, I didn’t know the difference at first. Here are a few key differences: A Real Estate Investment Trust (REIT) and a real estate syndication are both investment vehicles used to invest in real estate, but they operate in different ways and have distinct characteristics: Real Estate Investment Trust (REIT): ✔ REITs are publicly traded on stock exchanges, where investors can buy and sell shares just like other publicly traded stocks. ✔REITs provide investors with exposure to a diversified portfolio of real estate assets across various sectors such as residential, commercial, retail, and industrial properties. ✔ Investors do not get to choose which real estate projects they want to be a part of. vs. Real Estate Syndication: ✔ A real estate syndication involves pooling funds from multiple investors to collectively invest in a specific real estate project or property. ✔ Real estate syndications are private investment opportunities and are not traded on public stock exchanges. ✔ Investors have the ability to choose the exact property or deal that they want to invest in. ✔ Syndications may offer investors the potential for higher returns compared to REITs, but they often offer less liquidity and longer investment horizons.
