The Highland Council recently confirmed the Section 75 Agreement for new homes in Conon Bridge, allowing Tulloch Homes to proceed with their approved plans to deliver 160 private and affordable homes in the area. As the project architects, Bracewell Stirling Consulting has been integral to the design and planning process, working as part of a team with engineers, transport consultants, ecologists, and landscape architects. We held consultation events with the public as part of the planning process and consulted with the Highland Council pre-planning. This early-stage engagement helped streamline the application through the planning process. We were the design architects for the site layout, which has been planned to be sympathetic to the existing landform, providing attractive landscaped open spaces and active travel connections with adjacent routes, amenities, and the wider Braes of Conon residential areas. The buildings and layout are designed with consideration for reducing energy use. We are experts in advising clients on cost-effective sustainable design solutions, and all houses in this development will be fitted with air source heat pumps. S O L A R I U M S I learnt a new thing on site at Agar Grove Phase 3 today about our ‘solarium’ experiment. What we’re calling a solarium is essentially an internalised balcony space. We did this to reduce thermal envelope area to improve the Form Factor for the Passivhaus PHPP model. Apparently the apartments with solariums in lieu of standard balconies are performing much better in terms of air-tightness after recent pre-completion testing. This is because they are opened up with casement windows (rather than doors to a level balcony threshold). The seal around a window casement is more consistent than a door which has a weaker seal at the bottom. Better air tightness, better thermal performance. Danny Man, the site project manager for Hill Partnerships, has been working all hours - sometimes into the early hours thermally testing the building. Completion due in spring. More Height, Heft, and Scalloped Redesign for Proposal Near Davisville Station A resubmission of plans for the #redevelopment of 25 Imperial Street in #Toronto’s Davisville Village area, bumps the #condo complex to 21 storeys while increasing the size of the floor-plates (enabled by the developer’s purchase of an adjacent property) and applying a new architectural skin. This revised proposal, says Resident (formerly Plaza Partners), is better aligned with the high-rise submissions near Davisville and Eglinton stations. Each version has been designed by BDP Quadrangle, including the latest one which reworks the exterior expression with a more rigorously geometric application of scalloped bays for each vertical run of windows on the tower levels, and each paired run of windows on the podium levels. Now coming up to 5 years lobbying cash-strapped public bodies to make better use of their greyfield land and brought forward precisely zero homes. During this 5 years, we've audited over 25,000 greyfield homes for public bodies (and one very large semi public institutional landowner). Little Ships is now focusing on local communities as the engine for delivering these homes and I'm pleased to greet Nicola Clayton onto the Little Ships NED board providing housing expertise for this next next phase. The public get it though, as does the private sector, and my architecture business Urban View now has over 300 greyfield homes in planning for developer clients with many more in the pipeline. Simplicity is key. Giving architects an MMC framework around which they can exercise their creative problem solving and not limit them to wallpapering bespoke high carbon concrete boxes. Our MMC solution, TopHuis, is just the tip of the iceberg. When British architects, engineers and manufacturers get stuck in, this sector will surpass the traditional volume housebuilder's bland, ubiquitous, (sub)urban tat.

One of NSW's first and largest cross-laminated timber (CLT) social affordable apartment (Class 2) buildings | Architecture & Design (Australia) We are engaged as the executive architect to deliver this pioneering redevelopment project in Glebe from tender to construction for Homes NSW in partnership with Kane Constructions Pty Ltd. JPW designed the initial concept and since then the project has undergone several DA amendments to accommodate the use of CLT. The $65 million development at Cowper St and Wentworth Park Rd is due for completion in 2025 and will provide 75 new fit-for-purpose social homes in two eight-story towers and separate three-story terraces. Associate Director, architect and project lead Noura Thaha, from our Living Environment team, says that the built form will comprise 85 percent CLT, manufactured offsite.
