Although it ranked the least popular among tenant uses in my latest IOSList poll report, battery storage and EV related uses are on the rise for industrial and industrial outdoor storage properties. I think the results are partially attributed to lack of investor / operator knowledge of this tenancy option. If Prologis starts doing something, take notice. Doing flips in Ft Worth and San Antonio right now is like catching a falling knife. San Antonio and Fort Worth experienced the biggest—and only—year-over-year median sale price decreases in the four weeks ending May 19, with drops of respectively -1 percent and -0.6 percent. As of April, the latest data available on Redfin's website, the median sale price of a home in San Antonio was $274,000, up 1.5 percent year-over-year; in Fort Worth, it was $330,000, down 2.9 percent compared to April 2023. https://lnkd.in/gvKBzU_K

Transwestern's Q1 office report for San Antonio is out, revealing insights and an outlook for the area. Despite Q1 showing increased vacancy rates and negative absorption, these numbers are look backwards, not forwards and positive shifts are underway in Q2, indicating a more optimistic sentiment in the San Antonio metro area. San Antonio stands out as the top city in the nation for population growth, with approximately 22,000 new residents added in 2023, the highest in the country. Costar projects that San Antonio will lead in office rent growth over the next four years due to favorable conditions compared to other markets. Population growth is a key driver for commercial real estate, indicating continued demand for service centers, retail, and outperformance in industrial and office spaces. While there is currently an oversupply in office and industrial vacancies, limited new construction in the pipeline suggests a rebound in fundamentals, favoring landlords in the next 12-18 months. Amidst these market dynamics, now is an opportune time for companies to consider right-sizing or leveraging the soft market conditions before potential tightening later this year and into 2025. Investment sales are hard right now. The bid/ask spread is too wide in our markets around Central Texas. Development is expensive, construction costs high, and key electrical components are years out in some cases. Dirt is expensive to carry and prices out a lot of development. But sale leasebacks can be a win/win. The business gets some working capital and to avoid moving. The buyer can get a fully leased asset at an attractive return. Owner/operators are worth connecting with.

The 2.6% rent increase from Q1 is positive, indicating steady demand. Interestingly, there's no new construction in the pipeline, which could lead to a supply crunch if demand continues to grow. The low vacancy rate suggests that existing properties are well-occupied, potentially creating opportunities for value-add investments or redevelopment of older assets. The average sale price of $96/SF reflects the current market conditions and could attract investors looking for stable returns. With limited new supply on the horizon, we may see further rent growth and increased competition for available spaces.
