The Sims 4 San Sequoia World Guide

San Sequoia is the new world that comes with The Sims 4 Growing Together Expansion, and this guide will take you on a complete tour of the world. Get a good look at everything you need to know, including residential and community Lots, who lives there, and more.

The Sims 4 San Sequoia World Guide

There’s nothing greater than a new world in The Sims 4, and the Growing Together Expansion Pack gives players another new world to explore and play in: San Sequoia. This suburban town inspired by San Francisco is the perfect setting for a family-themed Expansion. There are new homes to move into, new families to play as, and brand-new community Lots to visit, plus special features such as the water park, arboretum and movie theater. San Sequoia is definitely a place to check out, even if your Sims don’t live there.

This guide will give you a full tour of San Sequoia, showing you around all the homes, commercial Lots, and everything you need to know.

An Overview of San Sequoia

Another new DLC, another new world. What makes San Sequoia stand out from all the other worlds that have come before it? Why should you consider having your Sims live there, or at least visit?

Since San Sequoia comes with The Sims 4 Growing Together Expansion, it’s been designed with the theme of this Expansion in mind. Growing Together is all about families and life experiences, watching your Sims grow up and develop. San Sequoia caters to that. It’s primarily a suburban world, with plenty of homes to move your Sims into, as well as pre-made families. It has something for Sims of all ages. There are parks to play in, or go for a walk or jog, or meet up with friends and family. The brand-new Recreation Center is the perfect place for Sims to meet and get together, with lots of fun activities. San Sequoia is also a stunning world to look at, situated by the sea with a huge bridge, and beautiful parks and homes.

All worlds in The Sims 4 have at least some backstory to them, and San Sequoia is no different. San Sequoia was originally a fishing town, but grew and became notable thanks to its fishing and canning industry, influenced by resident Bayani Robles, a fisherman-turned-entrepreneur. Since then, the town has expanded due to land developer Gilbert Gilberts, but the Robles are still around. As you’ll see later in this guide, you can actually play as members of these prominent families, including the Michaelsons, who featured regularly in promotional material and trailers for The Sims 4 Growing Together.

San Sequoia has an interesting history, growing from a small industrial fishing town to a bustling suburban town.

Climate in San Sequoia (Seasons Expansion)

If you have The Sims 4 Seasons Expansion, San Sequoia will experience the four seasons and weather. Don’t expect any snow, as San Sequoia is a pretty mild world. It can get hot in the summer though. You’ll also experience thunderstorms now and again. The usual weather patterns are a mix of sunny, cloudy, and rain.

Collectibles in San Sequoia

For the purposes of this world guide, it would be appropriate to bring up the subject of world collectibles. The Sims 4 from the very start has had collectibles to find: MySims figurines, fossils, gemstones, wild plants, etc. It seems that every world released so far has had something for you to find and gather – until now. San Sequoia apparently doesn’t seem to have any collectibles of any kind (unless I’m mistaken). There’s no dirt piles to dig, no rocks to excavate, no plants to harvest – nothing. There are a few fishing spots around San Sequoia, but that’s it. So, if you’re hunting around the different worlds for collectibles, you should know that you ought to not bother visiting San Sequoia for that purpose – not to say that San Sequoia isn’t worth visiting at all, but it falls short on supplying collectibles, so don’t bother searching there.

Lots in San Sequoia

Let’s go on a guided tour of all the Lots in San Sequoia: residential, commercial, and any vacation homes. We’ll also cover any empty Lots that are perfect for building your own Lots or setting up commercial Lots such as restaurants or spas.

San Sequoia, like all other worlds in The Sims 4, is divided up into different neighborhoods. There’s 3 altogether in San Sequoia: Anchorpoint Wharf, Gilbert Gardens, and Hopewell Hills. We’ll explore them all and everything they have to offer.

Anchorpoint Wharf

San Sequoia is famed for being a canning and fishing industry town, and Anchorpoint Wharf was the hub of this activity. The Wharf is still a bustling downtown setting, with its mixture of industrial, commercial, and residential activity. Notable landmarks here include the movie theater and library, but there’s also an empty Lot to build on, the home of the Robles family, and San Sequoia’s sole vacation home.

Anchorpoint Abode

Lot Type Rental
Cost §962 per day
Size 30 x 20
Bedrooms 3
Bathrooms 3
Lot Traits Bracing Breezes, Natural Light

Anchorpoint Abode is the one vacation spot in San Sequoia, if you ever fancied staying over. This modern comfortable house is perfect for large groups, especially families. There’s even a hot tub in the backyard so you can kick back and relax.

Since Anchorpoint Abode has the Bracing Breezes and Natural Light lot traits, this is a good place to work on your Sim’s Fitness, Painting and Photography skills while they’re hanging out here.

Anchorpoint Library

Lot Type Library
Value §113,962
Size 30 x 20
Lot Traits Fast Internet, Natural Light

Libraries aren’t new to The Sims 4, but you’ll like this library. It has everything you need: books, computers, plus a special area just for kids. Like everything else in San Sequoia, it’s an ideal place to go to for families. It’s also a great place to hone in on your Sim’s Programming, Video Gaming and Writing skills, thanks to the addition of the Fast Internet lot trait.

If you’re not interested in having a library in San Sequoia, you can always replace it with a different kind of community Lot, such as a spa, café, restaurant, or bowling alley.

Manzanita Terrace

Lot Type Residential
Occupied No
Cost §2,245
Size 30 x 20
Lot Traits Bracing Breezes, Natural Light

This is an empty plot of land in the Anchorpoint Wharf area of San Sequoia. What you do with this place is up to you, but whether you set it as a home or community Lot, it’s an ideal location, with an ocean view and not far from the library and movie theater. The lot traits means that your Sims get a boost in the following skills: Fitness, Wellness, Painting and Photography.

Manzanita Terrace, the empty plot of land in Anchorpoint Wharf.

Robles Point

Lot Type Residential
Occupied Robles Household
Cost §111,892
Size 50 x 40
Bedrooms 4
Bathrooms 3
Lot Traits Convival, Homey
Lot Challenges Quake Zone

Robles Point is a beautiful oceanside home, with a mixture of quaint old style and contemporary modern day style. It’s probably one of the most attractive-looking homes in San Sequoia, and plenty spacious, with three bedrooms and bathrooms, plus a lot of outdoor space to play around in. A treehouse comes with this property already, a great den for kids and older. Whilst a homely home, this property does very occasionally get hit by an earthquake, but it’s nothing too terrible to put you off living here – and you can always remove the lot challenge. The two lot traits makes Comedy, Charisma, Mischief, Cooking, Mixology, Gardening and Handiness easier to learn.

On the ground floor, there’s a huge kitchen, living space, and two modest-sized bedrooms, plus a bathroom. The large windows look out into the backyard.

If you head upstairs, there’s two more bedrooms, each with their own bathrooms. There’s also a balcony to sit out on and enjoy the views of Anchorpoint Wharf.

Robles Point is already home to the Robles family, but feel free to boot them out and move your own family in.

Other Things You Should Know About Anchorpoint Wharf

Movie Theater

If your Sims are looking for something fun to do, then what better than to catch a flick at the movie theater, a place exclusive to San Sequoia. The movie theater is interactable, so you can go and watch some movies! Just click on the movie theater building and you’ll get the option to watch a movie alone or with others. You’ll have a choice of 6 movies, each in different genres, such as comedy, romance, action, etc. Your Sims will disappear into the building for a few hours while they watch the film.

The movie theater is located not far from the Anchorpoint Library. This is a rabbithole building instead of a Lot.

Around the World in 80 Bites Food Stall

This particular food stall is available to place anywhere from Build Mode, but Anchorpoint Wharf has its own food stall unique to San Sequoia. You’ll find nothing ultra unique or new here. Available are a range of international dishes for your Sims to nosh on, including:

Taquitos §8
Egg Rolls §10
Lumpia §10
Samosa §10
Empanadas §11
Seafood Chowder §11
Banh Mi §12
Ramen §12

Promenade

Anchorpoint Wharf has something that the other two neighborhoods doesn’t have in San Sequoia: an oceanside promenade. This is a place where Sims can take a stroll or a jog alongside the ocean and admire the view.

Gilbert Gardens

Gilbert Gardens is probably the most attractive of the three neighborhoods in San Sequoia. The main attraction of this area is the gardens, once owned by Gilbert Gilberts, a land developer who used to live in San Sequoia. His house and gardens still remains, and it is a beautiful place. There’s a lake, arboretum, and the water play park. Gilbert Gardens is also home to, well, homes, and the Recreation Center. This is an ideal neighborhood to live in, and you should definitely visit at least once.

13 Acacia Avenue

Lot Type Residential
Occupied Robles-Ruano Household
Cost §97,313
Size 40 x 30
Bedrooms 3
Bathrooms 3
Lot Traits Bracing Breezes, Convival, Romantic Aura

This quaint-yet-modern two-storey house is home to the Robles-Ruano family, or any family you wish to live here. Fitness and Wellness can be learned fast here, as can Comedy, Charisma and Mischief.

On the ground floor, you’ll find two bedrooms, two bathrooms, study, and open space kitchen, living and dining room.

Upstairs is a little smaller but still cozy, an ideal space for younger Sims. There’s a modest-sized room leading off from the landing. The landing has a playpen set-up complete with a gate, ideal if you want to (in theory) stop infants and toddlers from running amok. Or you can transform this upstairs attic-like space into something really special for children and teenagers.

Outside, there’s a backyard with two porches, an outdoor table set-up, and a treehouse.

18 Celebration Way

Lot Type Residential
Occupied No
Cost §2,685
Size 40 x 20
Lot Traits Natural Light

This empty land has a picturesque setting, located not far from the water and also within walking distance of Gilbert Gardens’ landmarks, such as the lake and Recreation Center. This would be a great place for a Sim to live in, with enough room to accommodate a backyard. The Natural Light lot trait also makes this a good spot for an artist to develop their skills in Painting and Photography. Alternatively, you can place a community Lot here. A café would be really good in a place like Gilbert Gardens, for example.

18 Celebration Way, the empty plot of land in Gilbert Gardens.

18 Celebration Way, the empty plot of land in Gilbert Gardens.

Celebration Center

Lot Type Recreation Center
Value §170,898
Size 64 x 64
Lot Traits Fast Internet, Great Acoustics, Study Spot

The Recreation Center is a brand-new type of community Lot that comes with The Sims 4 Growing Together Expansion, and this Lot is the perfect example of what a Rec Center can function as. A Rec Center is similar in ways to a library, but it is far more extensive and multi-functional. It combines different types of Lots, including gyms, libraries, and parks. This Rec Center also includes activities that other community Lots don’t have. There’s so much to do here, you’ll be here for hours, and you’ll want to come back again and again.

Take advantage of the Fast Internet and Great Acoustics lot traits to build up on your Sims’ Programming, Writing, Video Gaming, Singing, Violin, Piano and Guitar skills. Also, this place being a Study Spot (if you have Discover University) makes this a good place for students to come and do their coursework, completing homework faster and working for longer before getting stressed.

Parkside Place

Lot Type Residential
Occupied No
Cost §21,167
Size 30 x 20
Bedrooms 2
Bathrooms 1
Lot Traits Homey
Lot Challenges Quake Zone

This small-yet-cozy house is a good starter home for Sims with limited funds. While Homey, it does suffer from being a Quake Zone, but only now and again does an earthquake occur, and your Sims will get through them okay… in the end. The Homey lot trait is handy for working on your Sims’ Cooking, Handiness, Mixology and Gardening.

This simple house contains a large open space that combines the living, kitchen and dining room, plus a bathroom and two bedrooms. You can easily fit a small family into this house. There’s an outdoor area too, but it may be too small to find a space for the treehouse.

If you want to make this place bigger and have the extra funds, you can expand the house by adding another level, and alter the outdoor space to make it more open, removing the fenced-in area.

Other Things You Should Know About Gilbert Gardens

Arboretum

The arboretum and its gardens are a beautiful place to visit and worth taking a look at. It’s a great spot for photographers, and could be a romantic spot for couples or dates.

Water Play Park

This unique play area is exclusive to Gilbert Gardens and the whole of San Sequoia. Here, you’ll find a splash park, which has fountains to play in. Sims of all ages will enjoy this place, especially younger Sims. Families and friends can play here together. It’s the perfect place to go to if your Sims need to cool off on a hot summer’s day. This park contains all the items from the splash park collection, but you can build your own water play park in any world in The Sims 4.

Lake and House

Unfortunately, you cannot go into Gilbert Gilberts’ former house, but you can walk and jog around the lake. This is a picturesque spot for Sims who want a gentle workout or a relaxing stroll.

Hopewell Hills

Hopewell Hills is the quietest neighborhood of the three in San Sequoia, a great spot if you want to live somewhere more peaceful. That’s not to say that this suburban area doesn’t have anything to do in it. There’s a large pond, some docks, plus the remains of the original sequoia tree. There are no community Lots in this neighborhood, just residential ones.

7 Eucalyptus Lane

Lot Type Residential
Occupied Michaelson Household
Cost §104,901
Size 50 x 40
Bedrooms 3
Bathrooms 2
Lot Traits Convival, Homey

This is the home of the Michaelson family, and it sure is grand. It’s one of the biggest in San Sequoia and a great place for a family to live.

On the ground floor, there’s a foyer, large living room, kitchen, and dining room, as well as a bathroom.

Upstairs, there are 3 bedrooms, plus a bathroom. One bedroom has another room going off it. The Michaelsons use this as a study, but you can do what you like with it, maybe convert it into an extra bathroom.

There is plenty of outdoor space, beautifully landscaped. Not only is there a treehouse, but this property also has its own small water splash park!

23 Eucalyptus Lane

Lot Type Residential
Occupied No
Cost §2,290
Size 30 x 20
Lot Traits Great Acoustics, Natural Light

This empty spot has plenty enough space to build a new home, or maybe you want to add a community Lot to this area. If you choose to build a home on this Lot, it’s a good place for an artistic Sim to live thanks to the lot traits.

36 Bayani Place

Lot Type Residential
Occupied Luna-Sullivan Household
Cost §73,308
Size 30 x 20
Bedrooms 3
Bathrooms 3
Lot Traits Bracing Breezes, Fast Internet, Homey

This house may only have a ground floor and not much outdoor space leftover, but it’s still a large home with families in mind. You’ve got a living room, kitchen/dining room, plus three bedrooms and three bathrooms. The three lot traits also gives boosts to numerous skills.

Sequoia Cottage

Lot Type Residential
Occupied No
Cost §21,687
Size 30 x 20
Bedrooms 4
Bathrooms 2
Lot Traits Bracing Breezes, Fast Internet

This cozy two-storey house is yet another great property for families. It’s also affordable for starter families, and has the Bracing Breezes and Fast Internet lot traits for active and computer whiz Sims.

Downstairs is an open living space and kitchen, bathroom, and two bedrooms.

Head upstairs for two more bedrooms and another bathroom.

Outside, there’s plenty of space to run around in, including space to build a treehouse.

Other Things You Should Know About Hopewell Hills

Docks

You’ve probably seen docks in other worlds in The Sims 4 before. This one though is a little different, as you can actually walk along the boardwalks among the boats, making a great spot for photos and romantic occasions like first kisses and proposals.

Pond

It may not be as big as the lake in Gilbert Gardens, but the pond is still worth a visit. There are places to fish, and there’s a children’s play area next to it as well.

The pond is a picturesque spot in Hopewell Hills.

The Old Sequoia Tree

An old sequoia tree once stood in the Hopewell Hills neighborhood of San Sequoia, which is where this world got its name from. When visiting Hopewell Hills, you should stop by and marvel at what remains of the old tree.

Residents of San Sequoia

Every world in The Sims 4 has Sims in it, and San Sequoia is home to four families. You can read all about them here and learn what to expect when you play as them, as well as potential stories you might want to follow.

Luna-Sullivan Household

Funds: §20,000

Residence: 36 Bayani Place / Hopewell Hills

The Luna-Sullivan’s are made up of three Sims: Eleanor, Xochitl, and Karmine. There was once Colin Sullivan, but he died in a cooking accident (Sims can be killed by fire if they have low Cooking skill and attempt to use the stove). Colin was the husband of Xochitl and the father of Karmine, and since his death, Karmine’s grandma Eleanor moved in to help out. As it turns out, it’s a case of like grandmother, like granddaughter. With a tragic incident and passing hanging over this family, Eleanor and Karmine can be jokesters-in-crime, while Xochitl tries to keep them all grounded. The bio specifically mentions that the Luna-Sullivan’s are an “unusual” family, so you can expect some wacky antics with this household as you play them.

Eleanor Sullivan
Gender Female
Age Elder
Career Daycare Admin (Level 3 Babysitter Part-Time Job)
Traits Cheerful, Childish, Neat, Dastardly
Aspiration Chief of Mischief
Likes Activities: Comedy, Mischief
Sim Characteristics: Emotional Decision-Makers, Family-Motivated Sims
Dislikes Conversation Topics: Arguments
Music Genres: Alternative
Skills Comedy | 6
Mischief | 7

Eleanor moved in with her daughter-in-law Xochitl and granddaughter Karmine after the death of her son Colin in a cooking accident. Initially expected to take control and maintain order, Eleanor instead prefers to spend time with Karmine and make mischief. This makes sense, as Eleanor has the Chief of Mischief aspiration, and enjoys Mischief and Comedy, plus she has the Cheerful and Childish traits. She does have pretty high Comedy and Mischief skills, so if you want, you can get her into the Comedy branch of the Entertainment career, where she might excel, or you can just keep her in her part-time babysitting role. The latter option may be your choice if you’d rather Eleanor spent her days hanging out with her granddaughter. Maybe she could spend some time with her daughter-in-law as well?

Dislikes Activities: Cooking
Sim Characteristics: Egotistical Sims
Skills Fitness | 6
Handiness | 7

Xochitl was left to raise her daughter Karmine alone after the sudden death of Colin, her husband. It’s no wonder she has a dislike for cooking. Eleanor moved in to help look after Karmine, so you can avoid having Xochitl cooking by getting Eleanor to do it – or maybe you want Xochitl to face her demons.

Xochitl may not like cooking, but she is definitely a passionate athlete. She’s already a level 8 in the Professional Athlete branch of the Athletic career, and loves being Active. If you have The Sims 4 Spa Day Game Pack, you can get her into the various Wellness activities such as yoga, meditating, and getting a massage. Consider placing a spa in San Sequoia to satisfy these desires.

Although Eleanor and Karmine are close, it doesn’t mean that Xochitl doesn’t have a decent relationship with her daughter. Xochitl could also be good friends with her mother-in-law, since Xochitl likes funny Sims, and Eleanor is into making mischief.

Xochitl may be widowed, but she does have the Soulmate aspiration. Perhaps you might want Xochitl to find some love after the tragic death of her husband, find a new stepdad for Karmine?

Karmine is the youngest member of the Luna-Sullivan household, being cared for by her mother and grandmother following the death of her father. Karmine seems to dislike Romance music; she is a child, after all, but maybe she’s not so keen on the idea of her mother getting a new partner? Karmine has a good relationship with her mother but is especially close to her grandmother, so those two should have fun together. Other than this, there’s not much else to say about Karmine. She has yet to develop any skills or interests beyond liking the color blue. The path you take Karmine on is up to you. Perhaps it’ll be shaped by her father’s death or her relationship with her mother and grandmother, or her Creative Genius aspiration?

Michaelson Household

Funds: §20,000

Residence: 7 Eucalyptus Lane / Hopewell Hills

If you’ve seen the trailers for The Sims 4 Growing Together, the Michaelson family may be familiar to you. They also front the cover art for the Expansion Pack. You can actually play as them as a pre-made family in San Sequoia. They live in probably the most stunning house in San Sequoia. If you don’t know the Michaelson household, they are four Sims: Christopher, Celeste, and their adopted children Atlas and Orion. Here’s everything you need to know about them.

Sebastian Michaelson, Celeste’s father, is a member of the family but in a separate household. You can download him from the Gallery and move him into the world, or even in with the Michaelsons.

He might like to spend time on the computer, but he also likes his family. He’s already high up in the Tech Guru career, but perhaps you might want him to branch out and try something else as well? There’s plenty of room to build a rocket, and he likes Rocket Science, so why not get him into that? He’s got a high level in Painting as well, so this could be a side hobby if you want to get him away from the computer and make a few bucks on the side, or maybe you could get him busy in the garden growing stuff, since he likes Gardening as well.

She has an interest in video games, so you could get her into gaming, although she has yet to develop the Video Gaming skill. She also likes Mixology, so you could dabble in drink making.

As Celeste has the Big Happy Family aspiration, she might be more family-focused than her husband, so perhaps she wants to spend time with her adopted children, or maybe you could have more?

There’s not a lot to say about Atlas, but his Hot-Headed trait may get him into bother now and again, or at least create some interesting scenarios. He’s not far developed in likes/dislikes or skills, so feel free to explore where his character could go. He has another son, Jay, but he lives in the Robles-Ruano household in another neighborhood of San Sequoia. He doesn’t currently have any careers, so you can choose to have him spend time with his family, or maybe you want him to find some work to do. He seems to like cooking, based on his high skills and Foodie trait, so perhaps he might do well in the Culinary career. This is up to you though.

Not to say that you can’t go about fixing this though, if you so wish. Perhaps you can do better with her baby when they’re eventually born and have a better relationship with them. If you want to explore other hobbies, Ian also likes Photography and Wellness, so perhaps think about putting a spa somewhere in San Sequoia if you have Spa Day.

Tala is the daughter of Jay and Doli. Tala is a toddler, so she’s not quite as demanding as an infant, but her Clingy trait might make her unhappy if she doesn’t get enough attention from her parents. It’ll be interesting to see where Tala goes as she develops into a child, as she has yet to develop any skills. She might end up a young independent Sim.
