I loved this book soooo much! Elle really knows how to write a damn good book. The beginning was a bit rocky for me. I was a tab bored with all the build up and small enemies vibes. I read and loved book 1 too but did not remember any of it to know who these characters are. This felt like a completely new series for me and it was easy as a standalone despite being book 2 in a series.
This book follows Diana and Shane. They both end up living in the same apartment building. She is not happy about this and has list of rules he needs to follow which is how the name of the book ties in. But honestly, who does she think she is to give this man rules for living in his own damn apartment. Whatever, she was slightly irritating but has a lot of baggage and drama in her life, so I forgive her. Shane is fresh out of a long term relationship and despite his recent "plying the field" attitude, he is relationship guy. His ex comes back into the picture and he says he is dating someone and enlists Diana as his fake girlfriend. Diana has her own ex boyfriend baggage and this arrangement ends up benefitting them both... ESPECIALLY when they add in actual benefits *wink wink*.
75% of this book has the typical rom com/sports romance vibe that was really easy to enjoy and then BAM - Elle made me cry. It got real in the last 25% and I was so sad. I never cry at books but this one hurt on a personal level.
